Best Real Estate CRM for Brokers and Small Teams in India

Brokers need different things from a CRM than builders do. We compared 8 options on price, seat minimums, portal leads, site visits, WhatsApp and co-broker sharing, using each vendor's official pages.

Real estate CRM for brokers: a broker on a call while TracktCRM tracks property enquiries, site visits and follow-ups

A real estate CRM for brokers has a different job from one built for a large developer. Brokers juggle resale, rental and new-project enquiries from several portals at once, run site visits between calls, share leads with co-brokers and usually work in teams of 1 to 10. Most "best real estate CRM" lists mix these needs together and skip the details brokers ask about first: seat minimums, portal coverage and how site visits are tracked.

This guide compares 8 options on exactly those points. For each tool you get who it suits, the starting price from its official page, the portals it names, site visit and WhatsApp support, and honest limits. For the full feature list of our own product, see the real estate CRM page.

Prices are the lowest paid plan on each official page on 19 October 2026. "Portals" lists only portals the vendor names on its own pages.

What a Real Estate CRM for Brokers Needs

Before comparing tools, list what your brokerage actually does every week. These are the features that save brokers the most time:

  • Portal lead capture. Enquiries from 99acres, MagicBricks and Housing.com should land in the CRM with the source and property attached, without copy-paste.
  • Fast first reply. Property buyers enquire with several brokers at once. The first useful reply often wins the site visit.
  • Site visit scheduling. Book, confirm and remind, then log the outcome and the next step.
  • Listings and inventory. Resale, rental and new-project units, with price and availability you can quote from.
  • Co-broker and channel partner sharing. Share leads or listings without giving away your whole database.
  • WhatsApp on the lead. Brochures, location pins and follow-ups should sit on the deal, not on one agent's phone.
  • Small-team pricing. Watch for 5-user or 10-user minimums that make a 2-person brokerage pay for empty seats.

The Broker Workflow: Enquiry to Booking

Here is how a typical broker deal moves through a CRM, and what to check at each step.

  1. Enquiry captured. A lead arrives from a portal, your website, an ad or WhatsApp and is logged with its source and the property they asked about.
  2. Assigned and answered. The lead goes to the right agent by project, location or rotation, and gets a first reply within minutes.
  3. Site visit booked. The buyer picks a slot, and both the buyer and the agent get reminders. No-shows are flagged for a call.
  4. Visit logged. The agent notes feedback on the deal: liked the unit, wants a better floor, needs a loan.
  5. Negotiation. Every call, message and revised offer stays on the deal, so nothing is lost if another agent takes over.
  6. Booking. The deal moves to booked, the unit is marked unavailable and commission tracking starts.

How We Picked

  • Official facts only. Prices, portals and features come from each vendor's own pages, checked on 19 October 2026. Where a page does not name a portal, we do not count it.
  • Broker fit. Seat minimums, resale and rental support and co-broker sharing count as much as raw features.
  • Indian channels. Portal capture, WhatsApp and calling from India.
  • Honest limits. Every tool gets cons, including TracktCRM.

1. TracktCRM

TracktCRM is a simple CRM for real estate teams that sell on WhatsApp. It suits individual brokers and small teams, and scales to developers running several projects.

Key features

  • Leads from 99acres, MagicBricks, Housing.com, your website, Meta and Google ads and WhatsApp, assigned by project, location or team rotation
  • Site visit scheduling from a WhatsApp or email link, with automatic confirmations, reminders and no-show flags
  • A restricted dashboard for brokers and channel partners to submit leads and track commission status
  • Live inventory by unit, tower, floor and price, and a separate pipeline per project
  • AI replies on WhatsApp, email and SMS within seconds of an enquiry, on Premium and All-in-One

Pricing: Free forever for 1 user with WhatsApp included (Meta message charges apply). Pro is ₹319, Premium ₹559 and All-in-One ₹799 per user per month, billed yearly. See TracktCRM pricing.

Cons: a newer brand with fewer public reviews than LeadSquared or Sell.Do; the Free plan covers 1 user and a single pipeline; AI replies need Premium or All-in-One.

2. Sell.Do

Sell.Do calls itself an AI-native revenue platform for real estate and says it is trusted by more than 1,500 real estate businesses in India. It has a dedicated page for brokers and channel partners.

Key features: sourcing from "99acres, MagicBricks, Housing and 10+ more" with two-way sync; site visits you can schedule and confirm from your phone; multi-developer live inventory; sub-broker onboarding and lead assignment; brokerage calculation and payout ledger; its own WhatsApp Business platform; and cloud telephony where every call is recorded.

Pricing: no public rate card. Sell.Do charges per active user per month, with a minimum of 5 users, and quotes typically within one business day. AI is an add-on.

Cons: the 5-user minimum and quote-only pricing suit established brokerages more than a 2-person team. Most case studies are developers.

3. TeleCRM

TeleCRM markets itself as "India's simplest real estate CRM software", with sections for agents, brokers, developers and property managers. It is built around calling.

Key features: leads from 99acres, MagicBricks, Housing.com, IndiaMART, Facebook and Google ads; a site visit and day planner with automated WhatsApp reminders; a one-click dialer with call recording; automatic lead assignment; and a WhatsApp Cloud API with bulk messages and a chatbot.

Pricing: ₹799 per user per month billed yearly, or ₹1,099 billed quarterly. WhatsApp API set-up is a one-time ₹1,999, and Meta's message charges apply.

Cons: no inventory or channel partner module is shown on its real estate page. See our TeleCRM alternative page for a side-by-side.

4. LeadSquared

LeadSquared's real estate CRM is aimed at developers, builders, brokers and PropTechs, and its pricing page says it fits high-volume B2C businesses best.

Key features: dedicated integrations for 99acres, MagicBricks, Housing and CommonFloor; site visit booking alerts and scheduling in the mobile app; automated inventory mapping by buyer preference; lead distribution with quotas; WhatsApp autoresponders and templates; and geo-fenced check-ins for field agents.

Pricing: Sales Pro is ₹2,500 per user per month in the INR view, and Sales Super ₹5,000.

Cons: the highest per-user price on this list, and set-up is demo-led. Our LeadSquared alternative page compares it with TracktCRM.

5. Privyr

Privyr is a mobile-first app "made for solo agents and real estate teams of any size", with an India page focused on portal lead alerts.

Key features: lead alerts from 99acres, MagicBricks and Housing.com, plus Facebook and Google lead forms; property pages you build on your phone; sharing resale and rental listings with co-brokers; round-robin lead assignment; and WhatsApp through your existing Business number with Coexistence, no API needed.

Pricing: Free Forever for up to 3 team members. Pro is US$10 per user per month billed yearly, or US$22 monthly.

Cons: the free plan only engages your most recent lead, there is no dedicated site visit module, and WhatsApp automations are paid add-ons.

6. Makanify

Makanify is built for Indian builders and the channel partners and brokers who sell their inventory, with a separate Broker and Channel Partner plan.

Key features: leads from 99acres, MagicBricks, Housing.com, NoBroker, Facebook and web forms; site visit scheduling with confirmations and reminders; multi-builder inventory; commission tracking and a partner-side dashboard; a booking workflow with KYC; WhatsApp Business API; and call recording.

Pricing: the Broker and Channel Partner plan is ₹500 per user per month billed yearly, with a 7-day free trial and no set-up fee. WhatsApp message credits are billed at cost.

Cons: a young product, with Makanify citing 50+ builders and channel partners. There is no free plan.

7. Zoho CRM and Bigin

Zoho's two CRMs both have real estate material, but neither is built for Indian brokers out of the box.

Zoho CRM has a real estate landing page about managing and tracking multiple properties. It connects to 99acres, MagicBricks and Housing.com only through a paid third-party extension on Zoho Marketplace. Standard is ₹800 per user per month billed yearly, and the free edition covers 3 users.

Bigin offers a real estate template "for agents and agencies" with site visits as a pipeline stage and automatic reminders. The template uses US terms such as earnest money, and we found no property portal integration. Express is ₹400 per user per month billed yearly.

Cons: both need set-up work for an Indian broker workflow. See our Zoho CRM alternative and Bigin alternative pages.

8. Also Considered

  • Leadrat says it is "built for brokers and agents, not just large developers", with 99acres, MagicBricks and Housing.com capture and GPS site visit verification. Pricing starts at a 10-user tier, at ₹2,299 per user per month billed yearly.
  • Brokerwise charges a flat ₹13,000 a year including GST for up to 3 users. Portal integrations start on its ₹18,000 Professional plan.
  • Kylas has a property portals app covering 99acres, MagicBricks, Housing.com, CommonFloor and more on its Elevate plan, at a flat ₹12,999 a month for unlimited users.

How to Choose a Real Estate CRM for Brokers

  1. Count your seats honestly. A 2-person brokerage should not pay for a 5-user or 10-user minimum.
  2. List your portals. Check that every portal you pay for is named on the vendor's own page.
  3. Test the site visit flow. Book a visit, send a reminder and log the outcome during the trial.
  4. Check WhatsApp costs. Look for set-up fees and how Meta's message charges are billed.
  5. Load real leads. A week of your own enquiries shows more than any demo.

Our Verdict

The best real estate CRM for brokers is the one that captures your portal leads, books site visits without effort and does not charge you for seats you do not use. Small teams that sell on WhatsApp should start with a free or low-cost plan and test it with real enquiries. Larger brokerages that work closely with developers can justify Sell.Do or LeadSquared. Whichever you choose, check every portal and price on the vendor's own page before you sign.

Frequently Asked Questions

What is the best real estate CRM for brokers in India?

For a solo broker or a small team selling on WhatsApp, TracktCRM, Privyr and Makanify are easy to start with. Calling-heavy teams often pick TeleCRM, and larger brokerages working closely with developers look at Sell.Do or LeadSquared. Compare portal coverage, seat minimums and site visit tools before you decide.

Which real estate CRM integrates with 99acres, MagicBricks and Housing.com?

On their official pages, TracktCRM, Sell.Do, TeleCRM, LeadSquared, Privyr, Makanify, Leadrat and Kylas all name 99acres, MagicBricks and Housing.com. Zoho CRM connects to them only through a paid third-party extension, and we found no property portal integration for Bigin.

Is there a free real estate CRM in India?

Yes, with limits. TracktCRM is free forever for 1 user with WhatsApp included, Privyr is free for up to 3 team members who can only engage their most recent lead, and Zoho CRM's free edition covers 3 users but has no portal integration or WhatsApp. Makanify offers a 7-day trial rather than a free plan.

How much does a real estate CRM cost in India?

Per-user prices on official pages range from ₹319 a month for TracktCRM Pro and ₹500 for Makanify's broker plan to ₹799 for TeleCRM and ₹2,500 for LeadSquared Sales Pro. Sell.Do shares a custom quote with a 5-user minimum, and Brokerwise charges a flat ₹13,000 a year for up to 3 users. GST is usually extra.

Do brokers need a different CRM from builders?

Often, yes. Brokers juggle resale, rental and multi-developer listings, share leads with co-brokers and usually have small teams. Builders need unit inventory, demand letters and large channel partner networks. Many tools serve both, but check that the broker features are not hidden behind a large seat minimum.

Can a real estate CRM track site visits?

Yes. TracktCRM, Sell.Do, Makanify and Brokerwise let you schedule site visits, TeleCRM has a site visit and day planner with WhatsApp reminders, and Leadrat verifies visits with GPS check-ins. Privyr offers reminder templates rather than a dedicated site visit module.

Can I share leads with co-brokers or channel partners?

Several tools support it. TracktCRM gives brokers and channel partners a restricted dashboard to submit leads and track commission status, Sell.Do lets you onboard sub-brokers and assign leads, Makanify's broker plan includes commission tracking and a partner dashboard, and Privyr lets you share listings with co-brokers.
